Application lodged for five-storey foreshore development

An application has been lodged with Central Coast Council for a five-storey mixed use development on the Ettalong foreshore.

The application follows rezoning in February last year to increase the permitted height of buildings on the site at 43-46 The Esplanade, adjacent to the Atlantis building.

The development would include ground floor commercial space, 39 residential units and parking for 57 vehicles.

The site currently contains the Ettalong Beach Motel and a residence at the corner of Picnic Parade.

The development would be built in two "blocks".

The eastern block would contain 19 units, while the western block would contain 20 units.

The application says the development "provides for new forms of mixed use development in the form of shop top housing and serviced apartments".

It states: "The subject site is in a relatively prominent position along The Esplanade and the corner of Picnic Parade.

"However, the proposal will not have any significant adverse visual impacts on the coastline due to its high degree of architectural treatment, articulation and boundary setbacks.

"The proposed bulk, height and scale of the building is consistent with the desired future character for the precinct which represents an area in transition with existing residential and commercial building stock being upgraded and/or replaced with higher density residential and mixed-use development, particularly in the Ettalong Beach village precinct.

"Whilst the subject site is adjacent to the Ettalong Beach foreshore and foreshore reserve, it does not create excessive overshadowing, wind funnelling or loss of views from public access to these areas."

The application was prepared by Wales and Associates Urban Design Partners (Australia) on behalf of Parform Pty Ltd, Pinti Pty Ltd, Saltnpepper Pty Ltd, John and Mark Moussa and Oxford Steel Pty Ltd.
